The Complete Move-In / Move-Out Cleaning Checklist
Whether you're handing keys to a landlord, closing on a home sale, or prepping a fresh space for a new tenant, this room-by-room checklist covers every surface an inspector, buyer, or property manager will check — plus the handoff documentation standards that protect security deposits and closing timelines in Aspen and the Hudson Valley.
1. Kitchen checklist
The kitchen is the room inspectors and buyers scrutinize most closely. A complete move-in/move-out kitchen clean includes:
- Interior and exterior of the oven, stovetop, and range hood, including grease filters
- Interior and exterior of the refrigerator and freezer, including door seals and drip trays
- Interior and exterior of the dishwasher and microwave
- All cabinets and drawers, inside and out, including tracks and hardware
- Countertops, backsplash, and sink, with grout scrubbed and descaled
- Light fixtures, switch plates, and any pendant or under-cabinet lighting
- Floor vacuumed, mopped, and edges detailed along cabinet toe-kicks
2. Bathroom checklist
- Toilets disassembled at the base and disinfected, including behind the bowl and under the seat hinges
- Tubs, showers, and glass doors descaled and grout scrubbed of mildew and soap scum
- Vanities, drawers, and medicine cabinets wiped inside and out
- Mirrors and glass polished streak-free
- Exhaust fan covers dusted and vents cleared
- Floor grout scrubbed and disinfected, particularly around the toilet base
3. Bedrooms and closets
- Closets emptied, vacuumed, and shelving wiped down, including closet rod hardware
- Baseboards, window sills, and door frames wiped free of dust
- Windows cleaned inside, including tracks and screens
- Ceiling fans and light fixtures dusted and wiped
- Carpets vacuumed thoroughly or steam-cleaned if soiled; hard floors mopped
- Wall marks and scuffs spot-cleaned where surface finish allows
4. Living areas and common spaces
- All baseboards, vents, and light switches wiped down
- Interior windows, tracks, and any blinds or shades cleaned
- Fireplace surrounds and mantels dusted (ash removal only when cold and safe)
- Staircases and railings wiped down, including spindles
- Laundry room: lint traps cleared, washer/dryer exteriors and gaskets wiped
- All flooring vacuumed and mopped, corners and edges detailed
5. Entryways, garages, and outdoor spaces
- Entry doors, thresholds, and door hardware wiped down
- Garage swept and any oil stains addressed if within scope
- Deck, patio, or balcony surfaces swept free of debris
- Mailbox and exterior light fixtures wiped down for buyer or new-tenant handoff
6. Move-in vs. move-out differences
The room-by-room scope is nearly identical, but priorities differ. A move-out clean focuses on erasing every trace of the outgoing occupant — pet hair, odors, wall marks, and buildup that accumulated over the tenancy. A move-in clean focuses on sanitizing a home that may have sat vacant or been through construction or renovation, with extra attention to construction dust in vents, tracks, and behind fixtures, and a full sanitization pass before any furniture arrives.
Both should be scheduled with an empty home. Cleaning around remaining boxes or furniture leaves gaps in floor coverage and prevents baseboards and corners from being fully addressed.
7. Landlord and property manager handoff standards
Security-deposit disputes most often center on cleaning scope disagreements. To protect both tenants and property managers, a proper handoff should include:
- A written, itemized checklist signed off by both parties or the cleaning provider
- Timestamped photos of every room, appliance interior, and closet after cleaning
- A copy of the service invoice showing the scope performed (useful evidence in deposit disputes)
- Confirmation that all keys, remotes, and access devices are accounted for
Property managers overseeing multiple units in Aspen, Snowmass, or the Hudson Valley should request this documentation as a standard line item from any vendor.
8. Buyer and closing handoff standards
For real estate closings, sellers typically arrange a move-out clean once the home is fully vacated, timed 24–48 hours before the buyer's final walkthrough. Buyers should confirm in writing that the cleaning has been completed and, where possible, request photo documentation as part of the closing packet. This is especially relevant for second-home and investment-property buyers in Aspen and the Hudson Valley who may not be on-site for the walkthrough themselves.
9. Cost and timing
Move-in and move-out cleans are priced at the deep-clean rate, since they require the full deep-clean scope in every room. In the Hudson Valley, rates run from $195 (1BR/1BA) to $455 (3BR/3BA). In Aspen and the Roaring Fork Valley, rates run from $255 to $600. Homes larger than 3 bedrooms / 3 bathrooms are quoted individually. A typical 2BR/2BA home takes a two-person team 3–5 hours.
